since the hs got marks from one side of the die underneath it sounds to me like the conection (cpu-die) is bad. As wumpus said, try using lots of thermal compound and se if it makes any difference. I tryed to run my cpu with core voltage and it only increased with about 4-6 degrees so its not nessesary for getting low temp. reads. Im not sure if anybody alrady said this but why dont you undervolt the cpu? Its a throughbred you will probably be able to run it 0.1-0.2 volt lower then default.
